When we started serving this community, downtown Hartselle was quieter. The antique shops along Main Street drew weekend visitors, Depot Days was the big event of the year, and most of the residential areas were established neighborhoods where families had lived for generations. Growth was slow, steady, and organic.
The Hartselle That's Growing
Somewhere in the past decade, Hartselle got discovered. The word spread that Morgan County has good schools, affordable housing, and an easy commute to Huntsville and Decatur. New subdivisions started appearing on the outskirts. Young families moved in. The population has grown steadily, and with it, the demand for housing.
That growth has been good for the town — more activity downtown, more investment in amenities, more young energy. But it's also brought the same challenges we've seen in Madison and other booming communities: builder-grade construction, rushed development, and homes that were built fast rather than built right.
The Builder-Grade Problem
We've worked on plenty of newer Hartselle homes, and the pattern is familiar. Minimum-spec gutters — the cheapest 5-inch aluminum that meets code but can't handle North Alabama rainfall. Inadequate downspouts — too few, too small, or dumping water too close to the foundation. Poor grading — lots that were scraped level for construction but never properly graded for drainage after the house was built.
These aren't problems you'll notice on day one. They show up at year three, year five, year seven — when seams start failing, when settling reveals grading issues, when the shortcuts catch up. If you bought a new home in Hartselle within the last decade, these issues may be heading your way.
